Project Overview
The project was executed in two main phases:
Phase One: Structural Strengthening and Addition of Elevator Shafts
The building, located on 60th Street in Khartoum, was later acquired by Zain Sudan Telecommunication and transformed into a main customer service center.
Due to the change in functionality, it was necessary to strengthen the main structural elements (columns) and provide new locations for additional elevators.
- Comprehensive structural studies were conducted, and the column sections were reinforced.
- Additional reinforcement bars were anchored using specialized epoxy materials (Pure Epoxy Anchoring Materials) to ensure high bonding strength.
- To create new elevator shafts, the concrete slabs were carefully cut using specialized equipment that preserved the structural integrity of the building.
Phase Two: Waterproofing and Foam Concrete Works
Following the structural strengthening, internal and external waterproofing works were carried out:
- Bathrooms and moisture-exposed areas were waterproofed using a two-component cementitious system (Mixguard AC).
- To achieve effective thermal insulation and provide proper slope for roof drainage, lightweight foam concrete was applied (density not exceeding 350 kg/m³), offering an ideal solution thanks to its low weight and high efficiency.
Outcome
- Effective structural strengthening and enhanced load-bearing capacity of columns.
- Safe addition of new elevators without compromising building safety.
- Comprehensive waterproofing system applied to bathrooms and roofs.
- Integrated thermal and structural solution ensuring long-term durability and maximum efficiency for Zain’s Customer Service Center.
