Project Overview
The Tadamon Islamic Bank Head Office is a landmark tower located at the confluence of the Blue and White Nile in Khartoum.
The building consists of 17 above-ground floors, along with basement levels designed for car parking, administrative, and service offices.
During execution, the external waterproofing system (Double Layers Membrane) failed, resulting in severe water ingress in the basements, particularly in the lower basement level.
Challenges
Location
The project site lies in a high-water table zone, where extreme hydrostatic pressure compromised the external waterproofing system.
Functionality
As the headquarters of a major bank, any leakage in the underground floors posed a serious risk to operations and facilities.
Problem Description
Water penetrated through the raft foundation (170 cm thick) under high pressure, with additional leakages through basement walls up to 3 meters in height.
Solution
Sudaroof’s technical team conducted a detailed inspection and proposed a Negative Side Waterproofing System.
The remediation plan included:
- Sealing pores caused by water evaporation during concrete curing.
- Closing voids from segregation and hairline cracks in the concrete.
Execution involved high-pressure injection (up to 1500 Bar) using low-viscosity resins.
